WE COULD SELL YOUR HOME... You should give us a sole mandate!

Category News

We speak to Natalie Sanders, founder and owner of LWP Properties, about why a sole mandate is the best decision for you as a seller.

Firstly: what is a sole mandate?

A sole mandate is an agreement entrusting the sale of your property exclusively to one agent or agency.

While many sellers think an open mandate is best for marketing their homes - in the belief that more agents will result in a quicker sale at a better price - the reverse is usually true. This is because agents - like anyone - are unlikely to commit full resources, time, and money to a property they might not even get to sell.

Here Natalie discusses some of the reasons that this is the best choice for you:

1. MAXIMUM MOTIVATION

Agents are committed to spending more time and money promoting your property because they are guaranteed the sale.

2. HIGHEST PRICE

Without another agent pressuring you to accept a lower offer just to secure a share of a commission, the price secured with sole mandates is the highest possible considering the current economy and market

3. UNDIVIDED ATTENTION

Sole mandate agents will give their full focus until success is achieved, especially as the pressure to be successful within the sole mandate period (usually 90 days) is on, otherwise, they could lose the mandate completely.

4.  SIMPLICITY OF SELLING

Agents selling under a sole mandate are better able to track offers and honestly advise buyers on the authenticity and quality of offers, as they are solely dealing with all traffic and know if you can do better.

5.   EXCLUSIVITY

Only having one agency sign advertising outside your property - as well as one online listing - maintains the exclusivity of your property. This gives potential buyers the correct impression that you don't need to negotiate, but that you are committed to selling, which generates confidence and desirability on all fronts.

6.   SAFETY & SECURITY

With only one person having keys and access to your property, as well as managing select potential buyers and show days, your security is paramount. As it should be.

7. LESS STRESS

You can relax with a sole mandate because not only are all potential buyers pre-qualified by your agent but they will only be brought to the house within a few strictly defined times - no fear of being disturbed in the bath! Additionally, when the sale concludes, there are no scuffles over double commissions or contracts, as everything is neatly predefined and agreed upon.
