The average home purchase price has shown significant year-on-year growth, with an impressive 8.5% increase across all buyer segments. First-time buyers also experienced a notable 5.2% increase, aligning with inflation-adjusted figures. These statistics suggest a promising upward trend in the property market, benefiting buyers and sellers.


Stabilisation of average deposit requirements

Recent data indicates a stabilisation in deposit values after a substantial 56% increase in deposit requirements between Q1 2022 and February 2024. In February 2024, the increase was only 4.4% compared to Q4 2023, signalling a potential easing of financial burdens for homebuyers.


Impact of higher interest rates

Higher interest rates have affected the real estate market, leading to an increase in non-performing loans and credit impairments. The average income of homebuyers has increased substantially, with a remarkable 17% rise over the past year. These incomes significantly surpass the average salary of formal sector employees in South Africa, indicating a buoyant market for property transactions.
